Hi All, 

I live in Seattle and am looking for the best cities in the nation for houses and small multifamily units that are sub 100k and that have the best cashflow potential that are not complete ghettos or tear downs. I have been looking at St. Louis, MO Springfield, MO Gary, IN Memphis, TN to name a few. I really need the cheapest houses that i can find that aren't in gang ridden areas. I don't really care too much about appreciation at this point because my goal is to replace my 6 figure income with cashflow.

Hey guys, 

I know that mobile home park investing is a thing, but i am curiuous if you are able to buy a single mobile home within a park and rent it out for cashflow. The reason I am asking is because I don't have a ton of capital and am looking to buy assests that produce great cashflow so that I can replace my W2 income. I know that people do buy, wholesale, flip, and hold single mobile home parks, I am just curious how that would work from a buy and hold perspective with lot rent since you would have to charge more then the lot rent and cover your debt service in order to cashflow. 

Is that right? Or am I thinking about it the wrong way?

Thanks All! I just sent out my first wave of mailers, but want to be more proactive as well by D4D and doorknocking etc. 

On the skip trace topic, does anyone have good suggestions for reliable/cost effective skip trace sites? Most of the ones I have looked at are not very good or are SUPER expensive.

Thanks Doug, I agree and think that’s good advice. Our approach at the beginning will be to cast a wide net (in terms of prospecting methods) and then see what yields the best results. Once We know which approach is most effective, we will double down on that and carve out or own niche accordingly.

Good Evening BP Community,

My partner and I are beginning to farm our territory and just recently purchased leads from a title company as our first step. We live and work in Washington State and are wondering what other ways you guys and gals are generating good leads in cost effective manner (i.e. pre-foreclosure lists, bandit signs, etc.) Any advice is appreciated.
