Is it illegal to talk to one tenant about another that lives under the same roof?

I have a property with three brothers living there. Two of them are fighting and one is threating to leave even though the lease doesn't end until June next year. The other brothers asked if he would still be responsible for 33% of the rent even if he moves out? How should I approach the subject with the one that is moving out? Any advice is appreciated thank you.

A friend of mine is looking at buying a 20 unit moblie home park. All units are owned but only 7 are occupied. There is no lot rent being paid for the units that are not occupied. Shouldn't the owners of the units be paying even though they don't live there? What actions should I suggest to my friend in part of his due diligence. Thank you in advance.

Newbie looking for my first property. Market is crazy competing with cash offers between 20k-40k over asking price. Wanted to look into SFR that can be converted into a multi unit property. Looking for tips on what to look out for during my process. Thank you in advance.
