Post: Running the Numbers! Are your calculations right?!

Aloha Oahu,

This event is for everyone! New, learning, or experienced! We will be going over pretty much everything in as much detail as we can and we will be showing shortcuts to make the numbers easier to run! Flips, Buy and Holds, BRRRR, probably even Commercial calculations as well! We will show you how to protect yourself against your numbers as well as ways to simplify your calculations as well!

Make sure your numbers are correct because one wrong calculation can easily make or break a deal! If you are new this is a great way to learn with examples! If you are still learning here's where you can practice. If you are experienced then you can come help others and validate your skills as well as find shortcuts to make your calculations faster!

PS: I challenge anyone who thinks they know their numbers to come show us how much you know! You might be spot on but I also bet you probably missed something ;) What do you feel the best target numbers are for Hawaii's markets?

My group and I are looking for wholesalers who are willing to drive for dollars, yellow letter, or scour the listings to find us properties. If you find one we like and we buy it then obviously you can get paid without doing any of the work to flip the house. We also have ways for you to invest with little to no money and even make more from your wholesale if we don't have to pay you upfront.

I'll be bringing my girlfriend and 1 1/2 year old along with some really good food. (Noodles W/Teri Beef from Kin Sing and possibly some Lechon as well) I've got a good amount of paper plates and plastic forks, spoons, knives, chopsticks, etc as well to bring and of course cant forget the beer!

Not sure where we will be and if we will be able to get an area with tables and chairs if it starts at 2pm so maybe someone should bring a tent and some tables?? Or a big cooler for people to put communal water and sodas in. Trash bags? I'll grab a 20 pound bag of ice if someone lets me know that they will bring a big cooler.

Lets show Brandon what a real Hawaiian beach party is like! (Minus the moke braddahs scrapping over the last Heineken of course LOL)

No offence but if you are a landlord and you live in Hawaii why are you not property managing your own properties? Imo the price it costs for the property management here is way to high compared to the time it takes to find your own renters. Heck I'd do your property management for 1/4th the price of them if you wanted LOL. Just don't want you losing more money for no reason is all.

Then again I could have misread that and your properties are not in Hawaii then I would understand.

@Brandon Turner I posted the link to this forum on my OahuREandB Facebook page and will be telling others to post here as well if they are interested. I would definitely love to attend and potluck style is a great idea, you'll get to try food from all over the island without needing to drive there XD!

If you do have it hopefully it's not on the 1st or 2nd of April as I have military duties that weekend and I'll also be gone last week of April but any day other then those days I'll definitely make it! (Cant tell the military you wont show up to work ;P)

Also it seems like everyone already used all the good key words like Honolulu, Hawaii, Oahu, and Aloha, but you know, just in case anyone didn't get the first email or just glanced over it hopefully they will notice the 2nd and 25th haha. ;)

Looking forward to meeting you and your family! Hopefully my 1 1/2 year old makes a new friend :)

Remember, the agent works for you. If they tell you it wont get accepted just respond with "I didn't ask you for your opinion. I told you to put in an offer." If they get offended tell them they are the ones who became realtors and they should know their customers come first. Period. If they don't want to work with you any more then so be it. Find a new one who will. They are a dime a dozen and once you find one who works well with you, you will be way better off.

I found one who invests as well and he throws me properties to evaluate without even asking. They usually turn out to be good deals because he knows how to analyze them as well. He is also willing to put in offers on houses with 350k asking prices and I'm offering 150k (with a cover letter stating why obviously) and he's not shamed by it. He knows we are in the business of Real Estate Investing and if a house is asking too much we're going to tell them why. He usually texts me saying "the buyers realtor told me she wouldn't tell the owner that offer because she doesn't want to offend the owner. I told her I would report her to the board of realtors if she didn't give the offer to the owner because that's against the rules to hold back offers." Of course some of them get rejected and we offend the owners but we clearly gave them a letter stating why their property is over priced and usually within weeks they drop their price ;P then we try to come in with a slightly higher offer and tell them to give us a call if their property doesn't sell.

It's all about who you work with, yes you burn some bridges but you also get rid of the people slowing you down as quickly as possible. You'd get rid of a contractor as soon as they start falling behind and asking for more money to finish the job so why not get rid of an agent who is slowing you down by not putting in offers when you tell them to? You're technically losing money because you don't get to the deal fast enough.

PS: You always want to make sure if you are playing aggressive you have your ducks in a row to be able to pull off the deal. Money lined up ready to go, LLC already made with the offer in the LLCs name etc. Don't expect even the best agents to work with you if you go into escrow and you are not ready to buy or are "shopping" for a mortgage or don't have your hard money lenders ready to go. That just makes you look bad and like you don't know what you are doing.

@Ota Odibo That really sucks, this weekends event is going to be filled with tons of great information for all types of investors but work is work and for some people the money from work is worth more than the knowledge they would learn so to each their own.

We try to have an event every Sunday (That we can) and every week the information is usually different or a continuation of the previous weeks talk. I highly suggest if you have time during the week to give me a call or text and we can schedule a 1 on 1 somewhere and I'll go over what was said on this coming Sundays event. I believe sharing the knowledge would be worth both of our time.
