So I recently just got access to the MLS in NY and I am looking for properties to wholesale. I honestly can't even find any rehab properties. Is there something I'm searching or doing wrong? I see and have read others make a killing on the MLS

Can access to the MLS be HUGE for investors? Would you be able to find rehab properties and good rental properties with access to the MLS? Would the MLS be a replacement for leads in some sorts?

I recently just got my Real Estate license but I am more focused on investing in real estate then selling it for others. How much will the MLS help my investing career with finding properties to wholesale/rehab and to find good rental property deals?

Can real estate agents just look up and find rehab projects on the MLS?

Is there a cheap way to do direct mail?

Can you get a property to wholesale a property through a real estate agent?

How do investor friendly real estate agents get paid if you are the buyer?

How do you go about finding houses to rehab or wholesale? I would really like to start wholesaling because I do not have too much capital. So what is a very efficient way to find deals? (NYC)

Is it possible to wholesale properties that don't need any rehabs?

Example: Purchase at 200,000 dollars and assign the contract to a buyer that actually wants to live in the home for 210,000 dollars

So, I am looking to do my first wholesale deal but I have some questions I hope to get answered, I would really appreciate it!

1. Do you put a clause in the "as is" contract that you don't have to buy the house if you don't find a buyer?

2. How long do you have to find a buyer?

3. Once the contract is signed, does the original owner move out or still lives there?

4. What do I tell the owner when they ask when they get paid during the whole transaction?

5. Anything else you think I need to know, please throw that in there. THANK YOU!
