I am looking to split a fee with a real estate agent on a wholesale deal. Does anyone know where I can get a quick commission agreement contract to ensure I get paid? Any advice or help is appreciated. Thank you!

I am looking to target Pre Foreclosures for my wholesaling direct mail. Does it matter how much equity is in the property. if so, how much equity is enough to target? Any advice would be greatly appreciated. Thank you!

Hello, I am trying to target motivated sellers by purchasing a pre foreclosure list from listsource. Can someone take me step by step of the criteria that works for them. I live in New York and am looking to mail to pre foreclosures but there are specific changes I can make to my list that I dont know if it would help or hurt me. Thank you so much!

Haven't completed the deal, still looking for a new buyer. I just turned 20, just jumping into the REI investing world. I want to wholesale and then eventually start acquiring rental properties.

If you haven't gotten any money from him yet, I'm positive this is a scam.

 But even if I wire him the money, aren't I legally deserving of the 4,000? He signed the contract.

I have the motivated seller under contract, and my buyer under contract for this one property. My buyer is an out of state investor. He wants me to wire him 2,000 to pay his teammate go look at the property before the closing date. Is that sketchy? Im most likely going to do it because I have him under contract and his earnest money deposit to me is 4,000 so even if he flakes, I am owed 4,000.

Thoughts and advice please? Trying to get my first deal done.

I was previously targeting absentee owners, but I've learned that most people that call want market value and are in no rush to sell. I am now looking to target pre foreclosures to wholesale. 

Any advice on how to get lists of pre foreclosure leads to direct mail to? Driving for Dollars is too inefficient. Is there anywhere I can purchase pre foreclosure addresses? Please let me know. Thank you.
