Post: New agent looking for a brokerage

Hey Hillary, 

Congrats on passing the exam! I'm going to begin that process myself. I'd recommend using the find-an-agent tab to start your due diligence. Everybody that is featured in Charleston is an investor-focused agent, and their brokerage information will be listed. 

One note, though, please don't submit a lead for these agents. I encourage you to use it to find their names and then search for them on BiggerPockets and google. The agents who show up on the agent finder pay for their spots, so we don't want them thinking you're looking to buy a house.

Does anybody want some help posting in the forums? I know it can be daunting at first, but I think I might be able to help. Happy to share a content playbook I've made that shows you (with examples) how to build an attractive-looking profile, create engaging content, and a posting schedule that I believe is manageable.  

It's easy to forget to post when we have so many other great resources (podcasts, blogs, calculators, etc.), and the truth is posting can be scary. I'm definitely guilty of not posting enough, but I've worked here for over a year now and have seen how powerful it can be!

Hey agents, 

Quick question for y'all. Are you using a google business account to get leads/reviews? I wanted to see what that looks like for you guys and if it's gotten any results. The first thing I do is search on google when I need something, assuming it's the same for the agent business. Easy to set up? Any good resources for how to get that started?

Panhandle investors! I grew up vacationing in this area yearly and love it. Hard to beat the beaches, and of course, who doesn't love The Back Porch in Destin and the Wharf in Orange Beach? Been seeing a good bit of investment opportunity from PCB to Gulf Shores. My goal is to live and flip a property and decide on an LTR or STR after some minor cosmetic work has been done, and I've completed my homeowner obligations for an FHA/ Low Money loan. My main priority now is saving around $20k, and I will be shopping within the $300's-low $400's. I would love any input or general stories about investing in this area! Like is that a reasonable budget? Are there any strategies that have been working well here? ETC. Thanks, y'all!

Hey agents! I just read an article by the WSJ talking about how investors are getting bulk deals from homebuilders. Lots of macroeconomic factors are in play. The nutshell version looks like rates are becoming too high for traditional homebuyers, and builders are now more inclined to throw investors a 10%-15% deal. Is anyone seeing this in their market?

Hey BP, I've got a question for you. I'll keep this short for the sake of simplicity and would be open to providing any more context/paperwork if need be. The synopsis of my situation is that I'm in dispute with my Denver, CO, landlord over my move-out notice. I, unfortunately, did not give my apartment complex a 60-day notice to move out. I told them that with 24 days left on my lease. My issue is that they are now trying to hold me liable for an additional 36 days from my lease end date of 10/8. The biggest problem is that they are trying to charge me at the month-to-month rate (substantially higher than my current rate). I hope I can get some insight from real estate contract experts on what to do. The way I see it is that I can either pay up and hope that they rent out the apartment quickly so I won't be liable anymore or not pay, let my account go to collections, and eventually refute the charges and cross my fingers. Challenging situation either way because they're asking for a lot of money, and with my new rent and moving costs, I'd have to dig into my REI savings which I'd not like to do.
