@Matthew Koch nice! I think they're probably "committed " to an agent if it's on the MLS. And it's probably not under contract at the moment. I would advise you to use and agent to have them write up the purchase and sale agreement, unless you are very good at it... I would try and use their same agent so they make a double commission, and that way they will try and help you get a better deal since they will be getting both commissions. As far as I know that is not illegal, though some agents might tell you otherwise, and it isn't illegal to write your own purchase and sale agreements but you run a higher risk of problems.

@Mel Hignell I’m sure it’s probably not something you’d want to do, but if it has happened several times in your rentals I’d say you have some they like... Capitalize on it and charge more!!

Hello, I am committed to getting my first deal done. I made some mistakes last year with my trucking business but I have learned a lot. That being said my credit score tanked, so I’m out for using conventional financing. I am looking for any insight/advice on what portfolio or commercial lenders look at? Do they check credit scores? I would also like anyone’s feedback on using a hard money lender. Thank you!!

Hello everyone, I am deadly serious about getting my first deal done and I don’t take no for an answer! I am looking for some advice/insight. 

My situation; I made some stupid mistakes last year with my trucking company and am still working on recovering from that. As such, my credit score has tanked (around 450) as of right this second I don’t have much to put down for a deal. 

I feel I have a knack for making and analyzing deals, if I were to find one I know I have some options. I could use a hard money lender, but I’m more looking into if I could use a portfolio lender or get a commercial loan? I am fine with writing the extra cost into my deal, I just know my credit score is a deal breaker for conventional loans. 

Can anyone shed some light on what the majority of commercial/portfolio lenders look at as far as requirements?

Yes i really wish i could make it. I feel this is a pretty darn good market for rentals!
