Hey i am a wholesaler in killeen temple belton and harker heights texas and i have 4 deals under contract that i am looking to sell the assignment. I am only looking for serious buyers that have cash and are seriously looking for a deal. This is not a post to try and "add" cash buyers to my list. i have deals. Most are 70% of the arv or better. Rents are 900+ for these deals. I will not assign these deals to anyone that comes to me with financing. CASH ONLY!!!!

I am using listsource to build my list and i was wondering if you guys use the mortgage amount tab? If i use the unknown mortgage amount option my list is about 2300 people and if i don't use it and i put amounts from $0-$300k it lowers my list to about 900. Not sure what to do.

you think that hitting 250 a week would be a better plan than doing 1000 every 4 weeks ?

That was the number I was looking at about 1000. I'll be mailing to 3 zip codes, absentee , owner occupied with 40% or more equity that has owned the house for more than 3 years. I'm also working on my d4d list also.

what would you consider a good number of people on a list to start mailing too when first starting out?

I have a pretty extensive list of good contractors in this area. What does the property need by the pictures you see ? Have you driven by the house ? My agent gets me in foreclosures on the mls . Is this a website foreclosure ?
