Thank you everyone for the advice and insight. The notice to vacate did say that the cash was contingent on them leaving the place empty, clean, and if they were current on rent. 

I’ll consult with a local real estate attorney to check with state specific questions. I’ve looked through my states landlord tenant laws and can’t find a definitive answer to this question yet.

I am closing on a duplex next week and need to move in within 60 days due to the loan. The tenants lease goes through June 1st but to meet the 60 day term I offered them cash for keys to leave by May 1st and they signed a notice to vacate form. 

My question is if I end up needing to evict them, am I allowed to use the May 1st date as the end of their lease since I have a signed notice to vacate? Or if they go back on accepting that offer would I need to honor their June lease term? 

The tenants have only lived there since January and there were a ton of red flags and screening wasn’t done right. I have a feeling from conversations that they may not go easily and an eviction may be needed.

thanks for the input @Matthew Paul and @Joel Owens - that's what I was thinking but wanted to get some second opinions after the contractor estimate!

I have a duplex with a flat roof - Tar and gravel - I'm looking to have it replaced before next winter and have had one contractor say that he could drill insulation board right on top of the existing roof and cover that with the EPDM membrane. 

My question is whether anyone has an opinion on if stripping the roof of the tar and gravel layer would be beneficial from a weight-bearing standpoint? I live in a snowy climate and in my mind, stripping it would make the roof considerably lighter - or does it not matter? 

Thanks for anyone's opinion who has roofing experience! 

I found an off-market duplex in my area that looks to be a great deal by the numbers. I'm scheduling a time to go and view the place next week and just want to know what I should look out for or steps to take as a buyer of an off-market deal. Does anyone have an opinion on whether I should ask if an agent can represent me even if they don't want one? 

For some background, this would only be my second deal and I'm FHA'ing my first one so it was a bit different circumstances. I want to make sure I think of all the steps needed.

I'm looking into the possibility/cost of adding an additional natural gas meter into my duplex. Does anyone from Maine or NH have experience with this using Unitil as the provider? I have tried 4 times to speak with someone from Unitil and every time I get a robot and leave a message, never to be called back. 

Looking to see if anyone on here has personal experience and if so what was the ballpark number for the split? in the hundreds, thousands, tens of thousands... I really don't know what to expect - I know I'll need to add an additional water heater too.

I have recently purchased my first house hack, a duplex in Lewiston, ME. I have been reading up on taxes but know it is a weak spot for me, so I am hoping to find a CPA who specializes in real estate to connect with.

Thank you @John West ! I spent the last few years in Brunswick, Maine working in the school district and I get back there often to visit friends. I would be interested in meeting up at some point to talk to someone who has been through it before, thank you!

Hello BP Community,

My name is Jordan Kim and I am an Orientation and Mobility Specialist (special education instructor for the blind) from Maine but currently living in New Hampshire. I was first introduced to real estate when my parents purchased two small mobile home parks in central Maine. They have since purchased a few more properties and have worked their way to financial freedom. Initially, each additional real estate investment my parents made meant more yard work for me as a high school student so I wasn’t always thrilled.

Now that I am a full-fledged working adult, I understand the opportunities available from real estate and am looking to make my first ‘house-hacking’ small multifamily investment back in Maine (south of Augusta/North of Portland). I am an avid podcast listener and decided to reach out to the community and connect with everyone (especially Mainers).
