what to know before buying off market without agent

I found an off-market duplex in my area that looks to be a great deal by the numbers. I'm scheduling a time to go and view the place next week and just want to know what I should look out for or steps to take as a buyer of an off-market deal. Does anyone have an opinion on whether I should ask if an agent can represent me even if they don't want one? 

For some background, this would only be my second deal and I'm FHA'ing my first one so it was a bit different circumstances. I want to make sure I think of all the steps needed.
