Hey everyone, my fiancé and I are looking at possibly purchasing a rent to own property. We haven’t worked with anyone yet but are wondering if anyone in the area has any deals. The back story is that I as of last month had to resign from my job because of a back injury. I’ve been doing Uber eats since then while doing physical therapy and I’m making more money doing that than I did at my job. I was just told that in order to get a mortgage I would have to provide either 2 years of w-2 or 2 years of self employment income verification. So in my current situation I wouldn’t get approved for a mortgage even though I’ve been continuously employed since college (4 years.) my and my fiancé’s credit scores are 740 and 820. I’m not making a ton but in the 4 years we’ve lived together we’ve never once been late on a rent payment, never missed a payment or anything like that. Our lease will be up at the end of September and our apartment complex has raised our rate yet again (nearly 20 percent over the last four years.) Even though the complex has had a ton of violent crime over the past six months including a murder less than a month ago. Any help would be appreciated

Hey everyone in Kansas City. We are working on analyzing some deals but we do not own our own home yet. What are you guys paying per month on home insurance? Is there a price per square foot that you guys are seeing? Or an overall average. Property values we are looking at are around $75,000 to $100,000 in the area.

@Dan Krupa - Thank you for your input Dan. It makes really good sense. For you, have you noticed that General Contractors are okay to get the job done, with their team; or do you have a specific contractor for each job? 

There was a SFH that we looked at about 6 months ago but it can be turned into a duplex. Separate meters and 2 kitchens. However, we got so scared when we actually went to look at the property. I mean, everything needed to get gutted. We just didn't know where to begin. The seller still hasn't sold the property when we checked yesterday. The main problem was that there are no comps in the area that match the sq. footage of the house so we weren't really able to estimate a good ARV. I suppose taking on a lighter rehab would be the way to go in order to get our feet wet and then tackle something more complex in the future?

Hey everyone in Kansas City! My girlfriend and I are looking for someone that we can work with that currently rehabs houses. We are wanting to start a wholesaling business and are wanting to get a much better understanding on estimating rehab costs. We are constantly looking for property and we run comps when we find one that catches our eye. Ultimately, our goal is to utilize the BRRRR method but that would be years down the road when we can bring more cash to the table.

We are looking for someone to help guide us in estimating rehab costs and hopefully we can begin to work together once we feel that we have an adequate understanding of those costs. The last thing we would want to do is waste someone's time with presenting a bad deal. We just need a little bit of hands on learning from someone who is willing to teach us. Anthony Gayden we are hitting some road blocks with estimating rehab costs and we aren't quite confident enough to begin ourselves. That is why we are wanting to shadow. We figure that by doing so, we will be able to avoid some of the rookie mistakes. We want to buy our first house to rehab this upcoming October. We want to make sure we know everything we can before going through with purchasing our first property.
