Where in California are people having the most luck finding cashflowing properties? I'm in the central coast and it seems as the costs are simply too expensive to make the numbers work.

I'm hoping to build a team of a few agents in my target market that can assist me with acquisition and transactional negotiation. Does anyone have any tips for approaching agents/ setting expectations?

Yeah guys I had the same question as @Chris Gerstner. Seems like many investors are using this time to sell off portfolios/ do shorter term deals. No?

Hi BP! 

This may be a basic question, but this is my first go at this. I just found a property that has some real potential for a flip. I found a local agent I think I'd like to work with and I had him run comps on the property. Now, I want to tour the property. Do I ask my agent to tour the property with me or do I go directly to the selling agent? Thanks in advance guys.

Hi BP!

I'm analyzing potential deals for my first flip, and I found a single-family on zillow about 60 miles from me. They are asking 275k, I estimate the ARV to be about 370k. In the pictures everything looks fine inside & out, just dated as it was built in the 70s. Also... in the description it says "THIS HOME IS BEING SOLD AS-IS". Should I be concerned? Is it worth getting a tour?

Hi guys, this is my first post in Biggerpockets so I wanna start out by saying hi to everyone.

I'm considering doing a flip for my first deal because of the high market I think it'd be safe to avoid any buy and hold strategies. What other strategies are people finding success in/ recommend for a new investor in this high market?
