Hi guys, this is my first post in Biggerpockets so I wanna start out by saying hi to everyone.

I'm considering doing a flip for my first deal because of the high market I think it'd be safe to avoid any buy and hold strategies. What other strategies are people finding success in/ recommend for a new investor in this high market?
