Post: Looking to switch PM in Indianapolis. Reccomendations?

Current PM is unresponsive, doesn't return calls or emails. Didn't notify for months that the AC unit and lines were stolen. Charged way too much for a turnover and when the new tenant came in there were a lot of things that weren't even fixed. Ready to switch and need to know who to avoid or who has done a good job for you guys.

@Cory Griffin Hello and welcome. I am "House Hacking" a duplex in Richland currently and invest in the midwest(Indiana) as well. My partners and I have a few homes in Central Indiana currently. I have been to a few meetups here in the TriCities but have not been regularly lately. I would like to get back into the meetups as well so I can keep up with other investors. Good luck.

@John Teachout I had a lot of bites between 750-800 but they either weren't a good fit for the location or found something else that worked better for their needs. I don't think its zoned for mixed use. The property is zoned multifamily so I could potentially turn it into another unit but that would require significant investment at this point to get that legally ready. I don't want to rent it to someone as a livable space as it is right now.

@John Teachout I was going for that initially but the tenants we have are great and I dont want to lose them. Plus I will potentially make more if both are rented separate. Its also much harder to find a small business owner who wants to rent a duplex too.

I bought a duplex in a city and it has a 1,000 sq ft metal shop on one side. It's insulated, concrete floor, full bathroom, garage door, utility sink, heater. It's in a great location for our city but its basically in my tenants backyard. I do need to be thoughtful about who I place there and the hours they keep. Not to mention the city has requirements for how many walk up customers throughout the day etc. I was thinking it would be perfect for a painter, plumber, electrician, landscaper, etc. They work 7-6 roughly and would mainly use the place for storage and parking and office space. I have had some bites but so far no one is a great fit. I have posted it for storage space too. I also thought it could be made into a 1 or 2 bedroom as well but that would require about $20,000 worth of work and I absolutely do not have the cash for that at this point. Are there any outside the box ideas?

Just moved in to our first house hack. Had to hurry and get it rehabbed and get the other side of the duplex rented before our second baby came. Just started to finally get settled in a bit. I'll admit its a bit of a difference since we used to live in the country with no neighbors.

@Craig Curelop I have a question. There is a 1,050 sq ft. shop on the property I want to rent out which is one of the big reasons I bought the property. Its insulated, power is sub-metered, concrete floor, automatic garage door. How would I best utilize that space? I have posted it as a working shop and as a place for storage and had gotten quite a few inquiries but most people weren't a good fit or just never followed up. The shop is on the side of the duplex I have renters on so it will be pretty close quarters for having a tenant in the shop too.

I am new to real estate investing. Trying to work out the details to fly out to Indianapolis to look at some properties plus the current property we bought through a turnkey provider. How do I find what class of neighborhood a house is? 

Any recommendations to a young new investor?
