I only invest in the affordable market so there is more of a demand. I have 10 rental units and all paid rent, thank God. But it’s impacted here just like the states.

wow! Just seeing this post I made 10 months ago. @Angel Sustache would love to link up @Nora Davila yes selecting good tenant is key. So update on PR real estate I know have 2 4unit multifamily and a duplex fully rented in P.R. 10 rental units and thank God everyone paid rent during the pandemic so far. I plan on 2-3 more purchases by end of year. Hope everyone is doing well during these times.

Wassup guys. You would need a double closing. Meaning you close on the property then you have a buyer close on the property. So need to factor that in. Plus is your buyer is using FHA you need to hold on to the property for 90 days to sell it.

My AirBnb in San Juan has a 93% occupancy over the last 6 months, of course it’s taking a beatdown now cause of the coronavirus lock down. My market is the affordable housing market and multifamily properties in San Juan / Carolina. I enjoy it. The margins are awesome and in 48 hours you will rent your property. That’s been my experience.

This 4 unit Multifamily In San Juan, Puerto Rico. URB Country Club

1. Unit 1: $450 monthly 

2. Unit 2: $550 monthly

3. Unit 3: $700 monthly

4. Unit 4: Airbnb has been averaging 93% occupancy and a average of $1,000 a month

5. Laundry room coin operated: $100 average monthly

Expenses: $1,400 a month give or take

NET: a average of $1,400 give or take

Hope this Helps as these are real numbers.  I bought the property June of 2019
