Really?? How long were your self employed at the time you refi’d?

My mortgage is with Freedom as well. I’ve been self employed since last July, but have kept hitting road blocks when trying to refi. One of the customer service reps told me about the streamlined option and I got stoked, but when I finally spoke with them, they still couldn’t because I didn’t have two years. Really odd.

Con-freaking-gratulations on becoming debt free. That's a feat that not many people are able to accomplish in their lifetime. Kudos to you. 

So, some questions immediately come up:

  • What's your salary (for both of you), and how much can you save each month?
  • What are the rents like in your area? Condo vs. SFR. Can you get at least the 1% rule?
  • Can you AirBnB a condo? 
  • Do you have the ability to put sweat equity into a distressed property? 
  • What about house-hacking a 4-plex like my wife and I are doing right now? Do that 2-4 times.

I, personally, would not dump the whole 100k in just one SFR. If you think that sounds like the best way to do it for you, I'd save 10-20k for a rainy day fund. If you already have that money saved, then great.

You have SO MANY options. Personally, I'd find the distressed SFR's and BRRRR all day long. Keep recycling that cash as long as you can.

Where is the property? What exactly is it/how many units? Why do you want to sell? We're always looking to add to our MF portfolio (depending of course on location and price.)

@Jeff Kehl I'm doing a lot of leg work myself, for sure. The reason for the post was more-so to gain some insight on other individuals' preferences - not to use it as legal advice haha! But yeah, we're trying to find the right property that we can live in (with 2 daughters) for about a year, which I believe is the FHA requirement, and then move out and rent it indefinitely afterwards.

@Costin I. Thanks for the diagram, I haven't seen that before.

@Jason Luongo Thanks for that insight. I've been told that you can pre-pay the PMI up front (obviously it only makes sense if you're planning to keep the property long term) and that by doing so, you could get a discount up to like 40% - have you heard anything about that?
