Post: First 4-Plex Questions

Hey everyone.

When buying a 4-plex, or any investment property for that matter, what is the best way to "own" it for tax advantages/purposes? Should it be an LLC? Or perhaps another business account? Maybe a trust?

Also - what about financing? We're thinking to do an FHA loan, and owner-occupy, for 3.5% down to conserve precious capital. At some point, we're not going to want to keep living in the place, so are there any specifics on how long you have to live in it?

Anyway, not sure what’s best. We’re likely going to be buying and holding long-term, if that helps at all.

Thanks in advance.

Now I'm back at it - looking for something around $200k with good rent ratios. I know it is slim pickings right now and I'll need to diversify my strategy outside the MLS.

To compound the difficulties, I'm out of state.  Any advice you all have is appreciated.

Thanks,

JB, what’s primarily motivating you to look in Ogden for a duplex? You must have ties somehow.

Kyle and Liam,

I'm located up in Ogden, and I'd love to meet with you both. I'm new(er) to REI, but have been around it for years with family that does it.

@Kyle Bergren do you ever do any deals in Ogden? Either way, I’d definitely be interested in helping you expand however I can.

@Liam Thomas I also share your interests in ecommerce, social marketing, and have been an active crypto investor/trader for over a year.

DM me if you guys want to chat more 👍🏼

@Nathan Allan thanks man! I would love to partner on some deals. I like the idea of flipping some SFR's and Brrrr-ing MFR's. I appreciate your comment, let's definitely connect sometime!

@Caleb Rigby thanks for the advice. I definitely plan to stick to one strategy to begin with before branching out.  I’d love to meetup sometime - we’re practically neighbors!

Hey all,

I've been a "lurker" here on BP for the last couple years, but just recently created an account to start taking full advantage of the vast resources available. Should have done it sooner.

Anyway, my whole family (dad's side) has been in real estate since I can remember.. i.e. appraisers, realtors, investors, etc. I grew up going with my dad to these houses that he bought. He'd paint them, put new carpet in them, and then sell them the next week for $10-$15K profit. Most long-time investors would call those the glory days - long before the market became more heavily regulated. So, it's only natural that I have an innate love for real estate.

My interests include:

  • Long term rentals (still undecided on SFR vs. MFR)
  • Short term rentals (AirBnB)
  • Rehab projects
  • Development
  • and most recently - new construction. (I'm looking into getting my GC license, and would love to talk to anyone who can point me in the right direction with where to begin.)

I'd love to connect with people here in Utah (both experienced and new) and explore how we can help one another. I hope to bring as much value as I can to BP, and look forward to meeting you all in one way or another.

Cheers,

Jordan

Hey Collin,

Welcome! I'm excited to connect with other investors here in Utah. I think your plan is pretty solid. We all know that Utah's market is crazy, so I wish you the best of luck in finding a property that suits you and your wife.

Maybe we'll connect sometime in the future, but for now, good luck!
