Post: Buying Foreclosures in CA

I'm in the Southern CA area; more specifically San Diego County. I'm looking to begin formulating my plan to invest. Originally, I was going to invest OOS but the risks of that concern me. So, I am left wondering how I can break into the CA market without needing loads amount of cash to do so. That leads me to believing that diving into the foreclosure market might be the way to go. Riverside County would be my target market. San Diego County would be second.  

What are your tips and best pieces of advice for monitoring the foreclosure market? How do you make your purchases? Is there a way to do so without using wholesalers or having to use cash-only? What do you say? 

Who is out there that is willing to bring me in under their wing to show me how to be successful?

I'm gearing up and beginning to lay the foundation of what I want to be a long term endeavor into the real estate investing world. As I pay off the remainder of my bad debt and solidify my credit in order to qualify for a HELOC, I'm on the hunt for trustworthy people to team up with in Indiana, Kansas/Missouri, Tennessee, South Carolina, and possibly Texas. I want to hone in on one or two of these markets, but right now these are the ones on my radar.

I want to put a team around me that I can trust as my second family. I want a team that is extremely smart, knowledgeable, trustworthy and skilled at what they do. The better they are, the better I’ll be. I’ll be working out of state with these folks so it’s important to me that they are good, dependable people with connections to be my hands, feet, eyes on the ground.

If you are in these areas and fit this description, I’d love to hear from you and get connected! I’m an eager guy ready to build something great and long-lasting.

I'm over here in San Diego County, CA. Real estate is crazy expensive, as I'm sure you all know. It forces us to look for more creative ways to get going. My wife and I are considering buying a plot of land and either building a custom build on it or putting a manufactured or modular home on it.

There are nuances to each plan, but I wanted to come to the experienced folks to ask what you would do. Manufactured and modular homes look to be more affordable. Are there better companies to buy these homes from? Which ones feel more like a home and not a mobile home? Do modulars have garages or is that more custom? I'm also curious how much it costs to prepare the land and install plumbing, electricity, and concrete (driveway, walkways, patios).

I'd love all the insights I can get from anyone that has experience doing this. Thanks!!

Great question. I'm hoping to build a portfolio of long term rentals mostly to build cash flow and appreciation. Maybe BRRRR. Maybe turnkey. I'm not sure exactly. I just know Id like to do LTRs
