Post: Investing in RE while stuck in a rental lease?

Hello Everybody,

Here is my situation,

I am very eager to jump into REI however I just signed a 15 month rental lease with my girlfriend. Do you think it is a good idea to try and pursue long term buy and hold rental properties while still paying $600/month in rent? Or would it be wise to wait until the lease is up and have my next residence be a house hack so I will not have the added stress of having a fixed rental payment on top of a mortgage payment etc. ?

I am 22 years old with about 30k in savings. I am currently looking to invest in the Cincinnati/Dayton, Ohio market (where I currently live).

Any advice is greatly appreciated.

Thank you,

Jordan

Hello @Michael Swan

Do you have any experience in the Dayton/Cincinnati market by any chance?  I will be relocating near those cities and see some great potential for some Multi-family Buy and Holds.

@Joel Owens thank you for your insightful response.

@Jessica Zolotorofe So if I purchase a home for well under fair market value I will still have to pay the taxes on what the assessed fair market value is?

Hello All,

When analyzing a rental property, I often find myself playing around with the purchase price to see what price the house will produce a decent cash flow.  If I manipulate the purchase price do I also have to manipulate the price of the property taxes and  homeowners insurance? Do these variables depend solely on the purchase price or are they a fixed cost that fluctuate independently of purchase price?

Thank you,

Jordan

@Upen Patel I am fresh out of college. I just got my first real job about 3 months ago.  Aside from a couple summer internships, this is all the working experience I have.

When do you think a bank will look at me as a viable mortgage condidate?
