Hello @Nicholas Aiola, you are a legend for helping everyone out like this.

If you have time, I do have 1 question for you.

I purchased a rental property in the middle of December 2017.  Other than that, everything is very straight forward from a tax perspective regular W-2 and 401K. Do you think it would be wise to hire a CPA to do my 2017 taxes or would you recommend just doing it myself with Turbotax. Are there any tax write-offs for only owning the property for half a month that a CPA would be able to help me take advantage of?

I submitted my appeal earlier this month for a property also in Montgomery County.  I just bought my property in December for 30K less than the current taxed value. The property is worth what I payed for it and I have the purchase appraisal to back it up.  

Do you have any suggestions to get the appeal to go in my favor?  @Trevor Rutherford @Account Closed

Hello,

I was wondering if anyone pays an annual premium to an emergency HVAC service company for furnace and HWH repairs?  If so who do you use? I think it would be good to have an emergency repair service on hand 24/7 that a tenant can directly call if there is a need for an emergency repair.

If anyone is interested, this is what I ended up doing. Had floor guy redo treads and I painted thee rest white. Came out great!

When inheriting tenants, do you do an entire "move-in type inspection" with them when first taking over the property?

Thanks @Jon Holdman @Nathan Gesner It just seems strange to me that I will be the owner of the property but the lease will still be with the previous owners name on it.

Hello BP,

Can someone be so kind as to thoroughly explain what this clause means in a fixed term (1 yr) lease I will be inheriting?

"TERMINATION UPON SALE OF PREMISES. 

Notwithstanding any other provision of this Lease, Landlord may terminate this lease upon 30 days' notice to Tenant that the Premises have been sold."

Update***

So it turns out there is a lease in place until October 2018. With this lease remaining in effect when I take over the property, do I need to sign this lease to ensure that I am the new landlord? If the tenant agrees to it, can I change any terms in the existing agreement?

@Steve Wilson I almost bought a house just down the block from this. The area is a little rough. Make sure to check the crime stats. Montana Ave is the main road through Westwood and can attract some seedy people. It would really help to have boots on the ground to help you out.  I would recommend looking into property in Cheviot which is right next to Westwood. Much less crime.
