@Michael Baum They were waiting on me, I wanted to charge them at least 10% but then nothing was happening and I didn’t want the guest to cancel late and leave me with those dates blocked. I reached out to the guest directly and they were essentially unhappy with the 10% fee to cancel, I eventually just asked support to cancel the damn thing. I didn’t want to deal with the guest saying “I’m not paying for this”, potential showing up an leaving me a 1-star review because “the bed is uncomfortable” or “there were bugs” (which they conveniently discarded before being able to photograph), etc.

I might see this as retaliatory based on my knowledge of the property and previous reviews, but I’m not sure Airbnb would see it that way. @Andrew Steffens

I had a guest reach out directly to Airbnb support to request a full refund cancellation on their behalf due to personal issues. My cancellation policy is firm, and at this point they would have to pay 50% to cancel.

I don’t want this person to all of a sudden wish to stay vs. paying the cancellation fee and then giving me a bad review as retaliation. They can just nit pick at things to make it seem legitimate. At the same time I had to decline two potential guests outside the platform due to this booking. 


What should I do? 🤦🏽‍♂️

Wife and I are purchasing a single family home (primary residence) with an ADU in Florida. We'll be insuring the home with Citizens through Farmers since we have other policies with them. How can we protect ourselves from liability when we rent out the ADU? Should we consult with Farmers or would we need a landlord insurance policy? Any help is greatly appreciated!

Does anyone know of a service/company that will split direct deposits from select vendors, by percentage, to different accounts?

How can I analyze a SFR with an ADU that I intend to HH for LTR or STR? Most likely I haven't dug deep enough to find the answer, but any help would be greatly appreciated.

I’m a first time home buyer in the Orlando, FL area looking to house hack a duplex, but I’m generally seeing better affordability with SFRs with in-law suites. Does anyone have any thoughts on this and do you have any experience doing it? Is the juice worth the squeeze?

When looking to house-hack a multi-family property, what should I consider in terms of what I can afford? Should I factor in the rental income, or should I assume I’d pay the full cost of the property?
