@Danny Rodriguez Many people don't like boiler and I don't like it also for MF properties. Landlord needs to pay for heat and there aren't many options to find a good maintenance company. Thank you.

Do you have updates? I found some good properties, but all properties have boilers and I gave up to purchase the property because I don't have any information about boiler system. What was your decision? buy it or it's deal breaker? I just wanna know :)

@Derek Gilbert Sorry to hear your bad experiences. I didn't buy investment properties from USREEB because I had similar experiences before I close the contract B Class property in KCMO. Their B Class property looked C to C- to me and tenant quality was sooooo bad. I went to KC for home inspection, but no one showed up from USREEB even I gave them my schedule a month ago and the property was trashed.  USREEB's big problem is horrible renovation quality, management, and horrible PM company. As  @Dave Taylor mentioned, only choice pm has a BBB rating of F, that's true and I checked with tenant. When tenant needs something from PM they need to go to office in person. One of USREEB employees said that they have growing pain, but if they can't handle these many issues, they can loose many investors and already some of investors left KCMO market and no more business with USREEB.

I am trying to buy one investment property in Dayton, OH. Through my research,  many colleagues said that purchasing process is good with Mackaylee Beach and I didn't have any problems until now, but PM business is not professional at all and I couldn't find any good review about Dayton PM . Also, I found the PM company got bad rate F on BBB website and reviews 1.8 star of 5 star. I am just wondering to keep working with them to buy an investment property. Even, I already got pre-approved letter. Do you have any other experiences with PM company?

This is my second year having rental properties. I depreciate rental last year. Do you depreciate the rental property every year?

if so, my net income of rental property is very small. I am trying to get new loan and lender told me they look at my rental income. I dont have whole lot of expenses for rental properties.... just few maintenance stuff. However, when I put depreciation for each rental, net income decrease a lot. 

Do lender see net income after depreciation and expenses or net income before depreciation and expenses? 

HELP!!!! Do anyone answer this for me??
