I'm trying to buy SFH with DSCR 30yr fixed, but loan amount will be $75k-$85k less than $100k in Memphis, TN. I contacted cpuple lenders thst I worked before, but their minimum loan amount $100k. Please contact me if you can do $75k-$85k loan.

@Chris Davidson I didn't think about Builders OWC. I heard about OWC for land before. I'm thinking Min. 10% Max. 15% down with low interest rate. I will contact to the agent. Thank you for your information.

Thank you for your comments, I searched many times about seller financing or other strategies, but I didn't find much information now. I will contact to builder's agent and ask about seller financing. I hope they have a good idea.

Have you heard about seller financing from builder for new construction SFH? Some properties are on market more than 7 months since 7/2/2022 first listed on the market. Builder didn't decrease the listing price and they don't have a good credit support now. I just wanna know that seller financing is possible from Builder? or do you know any other creative strategies.

@Ryan Howell Thank you for the information. My 2 lenders said that it take at least 6-12 months to be normal. I will try to contact local banks and credit unions. 

Did you guys get conventional loan for investment property in 2021? I couldn't get it last month due to Fanni mae messed up now for RE investors. I'm trying to get one more property through HELOC on my primary house.

If you got a loan in 2021, could you give some tips? or lender information for TN property.
