I second State Farm as @Robert Ellis mentioned.  We have had a great experience with them.  They reduce our payments after two years with no claims.  Maybe others do this as well.

Agreed that usually a phone call is better to show you are motivated to move forward.

Columbus is a great market to invest in @James Lewis. It is competitive currently but as mentioned it helps if you are willing to take on a renovation project. This will help force appreciation to allow enough equity for the BRRR. The BRRR strategy has worked well for me here with multifamily.

Finding a good lender to work with is a great place to start.  I would recommend researching smaller local banks as the process tends to be less cumbersome.

Thanks for providing this data and analysis @Robert Ellis. Southern Orchards is certainly a highly discussed area in the Columbus market.  It seems more investors are active now in the neighborhood.  

Schumacher Place was first to see growth due to sharing a boarder with German Village.  It's amazing to see the transformation happening along Parsons and now it is flowing over to Southern Orchards as well.
