So my question is, where does one start/focus in a huge market like LA? Since there are so many sub-markets do you just pick the area you are most familiar with as your main focus or do you try to cast as wide a net as possible? Or would it be best to find out where the majority of cash transactions are taking place and just use that as your primary area of focus?

Btw I live and work on the westside.

Hey Marvin, I am in a very similar predicament and have the same questions/concerns as you.

I'm currently a Freelance Art Director/Graphic Designer and can relate to the salary pressures and competition in the industry. I also started a couple of months ago with Sean Terry's book and just signed up for his Flip 2 Freedom Academy. A lot of great material in there, just wondering how well it would translate and work in the LA market.

Anyone in LA LA Land having any wholesaling success or any advice?

Hey Bill, I'm in LA as well and getting ready to put out my first batch of bandit signs. Any tips/advice? Can you elaborate more on the fines? Sounds very discouraging.

gotcha. are title companies willing to do an assignment of contract nowadays in california? are simultaneous closings possible here as well?

thanks for the info will, much appreciated. so if you are just dealing with motivated/private sellers and have an all cash buyer lined up, would you still use the land trust method?

Hey BP community! New to wholesaling and new to real estate. I'm currently a freelance graphic designer and looking to wholesale part time and eventually make real estate investing a full time gig.
