Will Barnard so after you get the property locked up, generally speaking, how many days do you have to find a buyer before the EMD is due?

And if I understand correctly, you never have to pay the EMD out of your own pocket bc you have the wholesale buyer cover it?

Therefore, wouldn't that make it easier (less risky) for you to place a big EMD with your offer since it is technically not your money?

I'm not looking to be sold on a product Randy. I'm fully aware what Land Trusts are.

I want to know if people have been successful using them when closing on HUD homes.

Anybody have any experience/success in using Land Trusts with HUDs? I would really love to avoid paying double closing costs, transfer taxes, etc if possible...

Generally speaking, what are closing costs running on HUD properties in Los Angeles and Orange County? Around 2% sound right or more?

Any recommendations? Ideally they would be familiar with wholesaling, etc.
