Total square footage on Tax roll reflect 1 house or both combined? If former, sounds like C of O needs to be pulled to verify both houses are recorded & assessed other who would finance such an Error?

Wow this is why most all Lenders require a survey completed before Closing!

Sad to hear your purchase is what triggered the neighbor to sue for the PRE-EXISTING encroachment; as if it wasn't a problem 'til now'. (Unless they got $ from previous owner/s).


What did your Title insurer say about it?

Closing secretary provided the Statutory Short Form Power of Attorney for me to sign and get notarized.


But the NOTARY section at end of document has the STATE OF NEW YORK COUNTY OF NASSAU filled out!


Obviously I'm getting it notarized here in CA not NY otherwise I wouldnt need POA for the cash closing, so should we replace with STATE OF NEW YORK COUNTY OF LOS ANGELES so a CA notary will notarize or... ??

We're raw vegans moving from one single family detach in residential zone of LA county to another of the same, non HOA.

Broker asked for some of the orn plants & fruit trees we had already dug up and been moving during awaiting closing date on sold one.

We gave her some of the ornamental ones and whatever we had excess but she kept asking for more!

She said the city will increase tax on the trees we put into our yard, so it is better to keep them in big pots. Not an option for us, as that stunts them. Like most ppl, she never even heard of PERMACULTURE.

So I wonder now how will the city know, what, public works that drives around will notice and let the tax board know there was improvements via landscaping and fruits trees? (We arent even gonna plant much in front yard nor anything in parkway/sidewalk). Gosh if so, they have time on their hands. We're not interested in the 4-5 year tax exemption on the improvement value for orchards, as time flies, nor the lawn-removal programs since they tend to be too restrictive like an HOA.


And if so, how will they calculate the improved (tax) value, does that in turn mean fruit trees improve market value? Cause the going trend nowadays is the masses value concrete surfaces to recreate or park on, rather than to supplement their diet, oxygen, etc off or cool the microenvironment down.

Does Zillow or similar allow listing land for sale? Or where? Already has an address, but no structures. Parents decided to sell since are retiring elsewhere. Thanks

What an akward situation! 

Months ago for buy & hold investment, we bought a small 300sf freestanding commercial property on 2000sf lot that used to be residence then barbershop then flowershop then unpermitted cbd brownie shop then beauty salon now vacant.


One thing I overlooked until field underwriter for insurance came banged car door on the curb edge (she called it the reveal) then tripped trying to step up onto it.. then measured it and said its 16" and the maximum supposed to 8" so they can't insure it as any walker-by even if we just get investment holding insurance may get hurt and sue owners and the city to collect from whomever or both.

I asked the city and they said they don't plan to fix it.  So what should we do, sue the city?

YT suggested  'Ben Mallah' vids when i was searching for real estate moguls, including this one where at about 30 mins in, he explains he bought a property and immediately kicked out 'the Cambodians' because they 'didn't have Section 8' and 'made the place a goddamn jail'. He goes on to talk about how horrible Cambodian gangs are, which are the topic of the video, apparently.

I couldn't believe my ears. 

If this is the face of success and 6fig salary in real estate investing, i pass!

No wonder he moved from CA to FL to invest, instead.

 How do people get away with such  blatant practices in this day and age?
