I am looking for a place for my sister I really want to find one that is rent to own but does not half to be purchase she will also do a rental. She is looking for a 2 bed 1 bath anything in Arvada, Colorado area or close to that area. Needs to have w/d hook up in it. Prefer a bottom floor or as few as stairs as possible. @Eileen McCue Thank you, I am excited about the changes to come with it and where its going to take me. I understand all about the life circumstances we have hit some rough patches our selves that slowed us way down almost to a stop. I love the podcast they really get me motivated. Thanks for the inspiration. 

@Bob Prisco We did this property because we wanted to move to Maine, and at the time this was a great place to start it's not so bad just as Brandon Turner has said and everyone else, its easy for beginners to feel overwhelmed but I am only doing one step at a time and I am ignoring all the other issues but at the same time taking notes and research so I am not shocked when it comes time to fix something else.

@Harrison Smith I can not wait to get together again. Another night for a meet-up with @Tyler Bushey would be fun. When I am done with this place my goal is by May of next year we should do a walk through.

Investment Info:

Single-family residence buy & hold investment in Biddeford.

Purchase price: $190,000
Cash invested: $31,000

bought it for 2 years doing a buy and hold or a brrrr but we will be renting each room out to college students.

What made you interested in investing in this type of deal?

It was a last resort moved from Wyoming to Maine and was desperate.

How did you find this deal and how did you negotiate it?

Through a realtor and didn't negotiate it.

How did you finance this deal?

FHA, Cash down

What was the outcome?

Still working on it.

Lessons learned? Challenges?

Will come back to this since the list is growing.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Harrison Smith hands down best Realtor/Broker will work hard on your behalf.

@William Hardie Sorry for such a late response, I have not heard of any drawbacks my self. The guy I saw install them lives in Colorado deep in the mountains so I know the temp gets cold. So I would say that they would work just fine out here.

@William Hardie I have personally seen them in a home and loved them the only down fall to which is not a big one is that you have a big thing on the wall instead of the floor.

Pro: more floor space I'm short so no eye sore or something to bump into makes the place look more open less clutter and cleaner. Also you can do one in each room so individual heating and cooling so less expense than to heat and cool the whole house. 

Con: its on the wall so it can look a little out of place but a well thought out plan can easily fix that. 

Also talk to @Harrison Smith I was talking with him about these and he is very knowledgeable about them.

So when I can I will be pulling the oil out and putting these in and if it is a buy and hold it is worth the weight in gold in my book.

Post: Level the ground around foundation

I want to level the ground on this side of my house and around the deck can I do that with out causing future damage. Mind you this house is 200 years old and not sure if the piles were there from day one or not. Basically I want to level the ground so I can extend the fence redo the deck and steps move the mail box get rid of the bad retaining board there. and just make it look nice. I will be turning this house into a vacation rental so I think this looks trashy. plus it will be a pain to mow. and keep clean.
