How about buying another property with it, and using a line of credit for at least part of your unpredictable CapEx?

We are finishing up 3 more spec homes right now in East Austin.  Bought a tear down on a corner 3 years ago.  Gave the house to my first Austin spec partner and he moved it to another lot and rehabbed it. Then we subdivided the lot into two, and are a few weeks away from finishing the three new homes.  One is pre-sold. Two are on the same legal lot and will have a condo association with just two members.

I'm finishing up 3 homes on a bigger corner lot we subdivided.   The new home values are $530k, 515k, and 325k.  One is pre sold and the others should be ready to list in about a month.

That's some fine craftsmanship and documentation of it, Shane.  How long did the rehab take?  How did y'all find the buyer?  Were you the agent on the sale?  Were there comps for the boyer's  financing?

I was 25 when I bought my first house and 27 when I bought the next one as an investment.
