78741 was a target for us when we were in Acquistion mode a few years ago.  Ended up not buying there because exit prices were lower than the zips just to the north, but now with Oracle and gentrification in full swing, 78741 is a fantastic place to play.

Hi Stephanie, welcome to BiggerPockets! 

I just did a cash out refinance of a rental property in 78721. Used RBank.   I also have properties in 78702.  

What's the lot size of the first one you bought? You might be able to build an ADU (small secondary home) on the lot. You could rent it out, or better yet sell it as a condo. You could probably build it for less than 150K, and sell it for over 300K. And sell the original home for almost what it's worth now. Or keep, and continue renting both units

Also start working on your refinance plan early, so the balloon doesn't get you.

Yes, it's normal to go through a standard closing, even with seller financing.   At least part of the reason they want more down, is so the commission can be paid to the broker.    Go scrounge up the down payment.
