My last few builds in Austin have cost over $100psf to build. One was over $130psf.  Costs have really jumped in the past 5 years.  I don't see them dropping much in a slowdown, given all the city restrictions.

Agree with the others that TREC commercial lease really isn't a fit for NNN. It will be well worth paying for a few hours of a CRE attorney's time to get a good lease and to learn your options. Though you might wait until you are engaged with a tenant as their needs could be unique. And ask your broker for options and education, too.

I just bought some Vanguard Energy Fund shares in an IRA. May buy some more if it keeps dropping. Other stocks are looking attractive, too.

Have you approached each adjoining neighbor to make them an offer they can't refuse?  Have you protested the tax appraisal showing them the true market value?
