Hey @J. Martin and all,  I haven't been around much at BP lately, because I'm having trouble keeping up with my deal flow and projects.  Good problem, I think.  I am planning join y'all at the summit and can't wait.  I know it will be a great time, with lots of learning, collaborating, connecting with friends and partners, and just plain fun.  Two months to go...

You can probably sell for more if you convert to condos and sell individually.  It's a pretty straight forward way to add value if you are ready to sell.

You would basically be building an RV park, but with park owned RVs.   Rather then building from scratch, consider buying one and then add your own trailers.    I think there is a place for this business model, but it is more than a real estate investment.   It's a business with lots of day today work and management. 

 I love Airstreams, and own a 1976 31 foot Sovereign Land Yacht,  but I still haven't figured out what I am going to do with it.

Fantastic!  It's been so much fun to watch it grow, and keep getting better.  Now Steve, he might just need to get some permanent, passive income to help him chill out.  Congrats Josh and BP!

Paid cash for lot/old house with two other investors, and borrowed the construction money from a local bank.

Joel, I traded the houses mentioned above, sold the one I traded into, and paid my taxes. I did use Bill's company on a 1031x a year ago out of another property into three properties. Went smoothly!

Selling a property I want to exchange into another.  Does the buyer write the option money check to me, the title co, or the QI?   I know the earnest money goes to the title co.

I've built some duplexes in 78702 and have a 3 unit under way, a 4 unit that I'm waiting on permit, and another 4 unit that needs a variance before permit application. Coincidently, I'm meeting with an architect today on a 30 unit project nearby.  I'd be happy to visit with you.
