@Greg Dickerson and the lender includes rehab costs in the loan correct? In theory, I would have to raise less money bc the I would get all of my capex/rehab costs included in the loan?

He’s a scam artist lol only preys on new investors that have no idea what’s going on 

Ya I have no interest in hard money loans lol I posted this in the multifamily/apartments forum 

Can some experienced investors explain in simple terms how bridge loans work? I’ve been doing some research but I don’t think I fully understand. 

With a bridge loan do I have to raise less money from investors because money for cap ex will be included in the bridge loan. How will a lender determine how much they will give me for improvements? 

@Kurt Loomis I wouldn't recommend that. Asking a broker for an LOI will make you look like a total newbie when you can just find it by googling it lol

@David Cowan what else would you recommend to find owners that will be able to do seller financing? Unless they own the property outright, owner financing is almost impossible 

But the catch to this is that probably or most of the properties on MLS the owners do not own outright so seller financing won't be possible? 🥺
