I currently have a single family rental for sale in the Independence Missouri area just outside of Kansas City. The property is currently rented for 680 a month under a year lease. yearly taxes are about 360 a year and insurance is a about 750 a year. House should also qualify for a tax abatement program that would make the yearly taxes about 60 dollars a year. This house has brand new HVAC and water heater and was updated this year. We are aksing 47k for the property if interested contact us.

I have a house that is currently under lease for 6 more months to a tenant on section 8. I just put the house on the market but am wondering what would happen if someone wanted to purchase the house as a personal property not a rental. Are there any special circumstances the I need to be aware of would the new purchaser have to take over the lease contract, would I need to give a certain amount of notice to the renter and so on. Never sold a house like this before any input would be greatly appreciated.

I currently have an investment property that I have decided to sell. It is basically a turn key property with new HVAC, water heater, carpet and currently rented with a one year lease to a great tenant who wants to stay there. I have posted it on here and some other sites such as Craigslist and such but with no luck. I am not sure at this time what direction to go with getting it out there and trying to sell it to another investor or someone who wants an investment property. Just wondering if anyone out here has any ideas such as using a real estate agent or other ways to get the house out there to people  who are looking to buy. thanks in advance for any information.
