I am currently looking to find some properties in Kansas City Mo, Independence Mo, and surrounding areas. However I am trying to find FSBO properties that the owner would be willing to do owner financing on under approximately 30,000 dollars. Problem is I have no idea where to start to find these types of deals I have purchased one house FSBO for cash and am looking to get into others. Any one got any pointers on where to start looking I was thinking about doing a Craigslist add but was not sure that that was the right avenue to go in this search. please share any ideas thanks.

I have purchased a house in Independence Missouri and I had a porch collapse on me. Once I got it torn down shored and made safe I went to city hall to get a permit to replace it unfortunately since I am not a general contractor I am not able to pull permits on a property that I own. The only option that I can think is that I need a general contractor who would be willing to meet up with me let me show them my plan and have them pull a permit for me so I can legally and ethically do the repairs on the property. would anyone know if there are any contractors out there who would be willing to do this type of thing?

Thanks a lot Ned That is similar to how I purchased my first property with the money in escrow at the title company until the process was completed. Appreciate the advice.

Thanks for the quick response Wayne and Ned I have a title company I use but it didn't even cross my mind to just get it under contract and let them deal with it. Do either of you know with a situation such as this can it be a long drawn out process and I assume that it could worst case scenario be a sale that he isn't permitted to complete.

I am wondering if anyone can give me a tip on a problem that I have ran into on a property that I am looking to purchase. I have found a house for dirt cheap in decent condition.  I met with the owner and found out that the house has been tied up in probate for 5 years and he stated that it was just resolved in June of this year. problem is I cant find a good deed or any information that would show this person who was the son of the previous owner as being the owner at this time or any one else the only deed that I can find is the deed that his mother had on the property. I have also searcher the county website for probate cases and can not find anything with him or his mother on the probate site. I have 6 years of doing this type of research from a previous job with the city I live in so I am pretty good at finding this information but this house seems to be a ghost in the system. Any pointers or tips from others who may have dealt with a situation such as this or should I walk away from this deal all together.

Chan as for the BC and A units can you clarify what that is I think you are talking about the shape that the property is in just wanted to make sure I am on the right page with you. Also as for credit history do you all find that section 8 tenants have reasonable credit or not.

thanks for the information everyone I was leaning towards 3x the amout that the renter had to pay out of pocket also agree with the idea of looking at food stamps as a source of income since it is going toward the total to take care of the household.

I just purchased my first rental property and have been considering doing Section 8 rental on this property. The question that I have is about the income requirements that I would like to use. I would like to see 3x the amount of income to rent. So when looking at this would I factor that in on what the occupants share of the rent is or how do some of the seasoned investor with Section 8 handle this aspect of things. A little confused on this aspect.
