I'd be willing to do it for $349 an hour which is $1 an hour less than @Russell Brazil would charge. Seriously though, no I wouldn't. In fact, I charge a higher percentage than the typical commission split in order to actively find off market deals since I work with my buyers to find deals while doing the work of both the listing agent and the selling agent.

I was a Constructionman Apprentice in the Navy Seabees as part of the Navy Reserve and, later, a First Lieutenant in the Army Corps of Engineers as part of the Massachusetts Army National Guard. I've been working with developers and investors for many years. I was recently looking in Fall River and New Bedford with one of my developers but he was getting too fancy on his taxes so it turned out I couldn't help him. I'd be glad to help you with your search. @Mike Hurney The address was 51-55 Heath Street, Jamaica Plain. We ended up selling it to a cash buyer from China for more than I thought we'd get if it needed to be financed because, quite frankly, the cap rate was in the toilet. As you can see, I haven't been active on BiggerPockets in quite some time so that's the reason it took four years to respond. Lulz...

 You will get nowhere by contacting the banks directly. In the case of a short sale, it's the owner of the property who needs to first accept your offer. In the case of a bank owned property, the bank will only deal with the listing agent.

Hello. I just wanted developers, flippers, investors and rehabbers out there know that I just helped a client sell a single family property located at 79 Wellington Hill Street, Mattapan for $480,000 on December 29th, 2017. I helped him purchase the property back on December 29th, 2016 for $222,000. In my opinion, he invested between $60,000 to $90,000 in the rehabilitation so he netted a good profit. I've been helping flippers, developers, investors and rehabbers make lots of money for many years.
