Don't buy it. Use the money to buy a cheap house that makes sense to you. I bought into the course and yes, it has a lot of good education, but that's not what you need. Experience is the best teacher. You need to take risks and commit and take chances and go through the boot camp. A lot of it is a waste of time. Spend your time on a real project. When you run into a problem, write down questions, write down answers and just keep going. Do a search when you run into a problem. Best is to join a real estate investors group and talk to people who are actually doing something. Talk to me. After I stopped using their course is when things began to happen for me. You've got to go through the boot camp. Boot camp is the first couple projects you do by yourself. You be in charge and make decisions and take the punches and keep on going.

I've done 4 or 5 LLCs on my own. They are simple, one member for one property for one LLC. I haven't had any problem. I read books and learned more from just filling out the forms from the the government and studying the books. Just start by doing it. With more than one person involved, you may want an attorney or find someone who's done the work, someone like you. and they may probably be able to give you more good advice than everyone else put together, especially someone who stand to make a lot of money from interacting with you.

One can also use the google adword tool. Type "keyword tool" in google, then type motivated seller. You will see how many searches are done for the keyword. The more searches the higher the cost. The longer the keyword phrase, the less money paid. Motivated seller Brooklyn is less money than motivated seller. The longer the keyword phrase the more specific or targeted the search will be.

Hi,

I just bought a 3 bed 1 bath row house in West Philly. Its not the best area 3800 block of Parrish St, 19104. I would like to flip or rehab it. It seems rehabbing is a better idea unless, I can market well and find a buyer.

1. How do I secure the property? It has two windows in front and the door has been broken into numerous times. Does it make sense to integrate into the local police? What scares thieves? dog sound tracks, ghost gorillas? hologram guards? trap doors? fix the front last? lights (non-breakable?) alarms? bolt gang box to floor and weld shut?

2. Any ideas on marketing this property. I'm open to holding or flipping. Perhaps I will make a video and use it to build a buyer's list, use youtube, tube mogul, sell point? put a huge banner on the front? walk through the neighborhood and hand out cards.

Actually, since I made that post, I called some title companies and found 3 or 4 who would do this. The end buyer must use cash and not financing, which is exactly what I want.

I found a real estate investing course that has a list of cash buyers from county records? or from the tax assessor's records? Is there an online source, a list of the all the cash buyers from x county? Does anyone know how to find updated lists of all the cash buyers from a certain area? Do county governments carry that information on their websites? Is it available online from an information service? Does the MLS have this information? Is it on county government websites? What county office keeps a record of cash buyers and how can a person access this information?

Does anyone know of a title/escrow company that does double closings using the end buyer funds in New York City? We wholesale REOs and have a large volume of business for a good title company in New York City.
