Post: Under Contract to sell properties - will have $500k need advice

@Philip Gephardt I pick up rentals and flips here in San Antonio. It’s not easy. Seller distress has gone down drastically since the pandemic because we have such low inventory.

I’m not saying impossible, but I am saying very hard especially from a distance.

Putting your trust in someone else to verify the property is an “investment” seems very risky here because the majority of the agents/wholesalers do not know how to judge a property based on actual work it will need. I’ve been here 8 years and I’ve yet to meet one.

That being said, be cautious with these big wholesaling realty companies that are here because while they say they have “great deals” they have ZERO idea what that means.

Investing from a distance I would buy houses that are 1980s build or higher. This will help in keeping you out massive hidden rehabs.

I think I’ve blabbered on so if you have specific questions just feel free to reach out.

By the way I don’t sell properties so this isn’t a pitch for what I do, just my two scents.

@Matthew H. Are you borrowing money from investors for a long term hold?

Or, are you partnering where they’re using their credit to get a loan?

@Leon Green I honestly never recommend contractors because most aren’t that great. But shoot me a PM with what you need and I’ll see who we’re currently using.

@Leon Green honestly it depends on what your investment strategy will be. We all want equity, cash flow, and appreciation. But sometimes you have to pick which of those makes more sense at the moment.

As far as SA goes, it's a great market. We're very diverse in jobs and VERY affordable which keeps attracting more people.

We also have a great infrastructure that allows for better commuting and huge growth potentials.

But, you need to make sure you lay eyes on any property you buy. Wholesalers have gotten even worse since the pandemic and they're pushing anything to make a buck.

NEVER take anyone's numbers. Always run your own. And use your own contractors.

I hope this helps. Feel free to reach out if you have more questions.

I have Muslim friends and have invested together. What you can do is Partner with an investor. You are new to REI so you should partner anyway just to learn. But find investors that flip in your area and tell them that if you bring them a deal will they partner with you. Once you have gained experience and credibility you can start partnering at a lower percentage.
