@Philip Gephardt I pick up rentals and flips here in San Antonio. It’s not easy. Seller distress has gone down drastically since the pandemic because we have such low inventory.
I’m not saying impossible, but I am saying very hard especially from a distance.
Putting your trust in someone else to verify the property is an “investment” seems very risky here because the majority of the agents/wholesalers do not know how to judge a property based on actual work it will need. I’ve been here 8 years and I’ve yet to meet one.
That being said, be cautious with these big wholesaling realty companies that are here because while they say they have “great deals” they have ZERO idea what that means.
Investing from a distance I would buy houses that are 1980s build or higher. This will help in keeping you out massive hidden rehabs.
