Hello @Paul Pacheco I agree with you as far as attending meetups to get to know what people are doing and what's working where. SA has so many different pockets that make sense for many different strategies. As far as meetups go, try looking for Happy hours and other style meetups like that. Stay away from the big REIA as they are mostly sales pitches and not much good info.

I'm not sure what your level of experience is as a handyman but as a former contractor turned investor I will tell you that renovating and flipping are not the same thing. As an investor, you need to understand what brings or doesn't bring value to the project. Like @Will Pritchett said I would really consider partnering with someone that has the experience. A lot of investors that are looking for deals would partner with you if you can bring them one.

I wouldn't start with the Hard Money route as it is very expensive and you can lose a lot if you don't know what you're doing.

@Marvin Barrera like @Rick Pozos said Zillow is not a good gauge here in Texas. that being said, if you're not seeing rentals most likely you're in a lower end neighborhood where people don't list their property they just put out a FOR RENT sign on the yard. You want to reach out to a realtor to get a better idea of the areas.

Larry Miller I borrow money from friends also but their money is always secured by the property. We’re all great friends until **** goes bad. If he knows what he’s doing he shouldn’t have a problem giving you a first or second lien position depending on how much you invested.

Luke H. Honestly it really depends on them. People have low credit scores for many reasons but they always come through on their rents. If you’re really worried you can ask for a bigger deposit, a shorter lease to test them out. I don’t think that’s a terrible credit score but I would like to know why it is that way. Have you considered dropping the price $25-$50?

Jerry Lundergard 30+ days is too much time for San Antonio. Even though you may be competitive it doesn’t mean that it will rent quickly. You might be at a higher range for that neighborhood and that could be why it’s taking so long to rent.

Larry Hawkins like Christopher Gill said San Antonio is tough. There is more bad labor than good here. We GC all of our projects. What’s the cost of rehab you’re doing? What’s the value of the property?
