@Rosemary Cubbage it really depends. If the property needs a lot of work and you can't be here to manage that then it could be an issue. If you're buying more turn-key and have your financing in place and ready to go then you should be fine. PM me if you would like to talk details.

Rosemary Cubbage I think you have the right mindset to pick up but and holds. We use Chad with AMP Lending to qualify our investors for financing options. He’s used to working with investors. The biggest thing is don’t rush to buy a house. Get to know your market, tenant pool, and deal sources. If you have any further questions please feel free to reach out.

Hector Lozano that’s a tough question to answer yes or no to. First, it really depends where you live as to how good it works. Here in SA, TX foreclosure leads get over 30 pieces and get so overwhelmed that they don’t call a quarter of them. Second, marketing in a hot market like Texas depends on consistency. Anything can work at anytime. But consistency is key. There are times that months go by without us getting a single deal from direct mail and then we get 4-5 in a few weeks. The same goes for D4$, Bandit Signs, Door Hangers etc. Third, you need to pick a strategy to can sustain for 6-12 months to get accurate data to determine weather it’s good in your market or not. While I don't think there's a real estate bubble period, I wouldn't be surprised if we saw a slowdown in the next 18 months. Which is why I focus on rentals. If you don't over-leverage them you will always be ok.

Hello @Dawn Heimann I wouldn't advise on investing out of state as a new investor. At least, not until you understand what a great deal looks like.

San Antonio is great for cash flow but it really depends on what you're looking to get in to as far as where to buy. PM for more info.

As far as a license is concerned, it's not necessary to buy real estate but it definitely doesn't hurt to have and it could open you up to monetize in other ways as well as gather great market info.
