Great job @Zak Parks!!   Any before/after pics?

If the property is owned outright, wouldn't it make sense to collect a yearly pro-rate of property tax if it's being paid yearly?

I'd get two jet ski's and two 4-wheel atv's and just have fun in some lakes and some countryside trails.

 what bonus?

Haven't gotten a chance to listen to the new podcast, but I did preorder the book already.   Seems like it's a lot about personal finance, saving, and learning to cut costs and be frugal.  There's a subreddit on Reddit about Frugal living at www.reddit.com/r/frugal that is very helpful on tips on saving money!

@Avi Garg How much do you plan on putting the rent at if it has appliances?

I did my first driving for dollars this past weekend in a town of about 10,000 people in upstate NY... Got a list of about 15 multi-family homes which are vacant... Spoke to several neighbors and got lots of insight on the neighborhood, properties, and the owners of them.. Driving for dollars seems like a very underrated aspect of REI.

No fridge and stove... You can bring the price down to $400-500/month and you will still have a hard time filling the place up.  Don't listen to the PM on this one; I never seen anyone moving bring their stove with them!!

I held the house for three years, rented it (it was a two family). I had no issues (proper screening, thanks Bigger Pockets!!). Sold it in 30 days (cause I wanted the money to do it again without using my savings). I just got an accepted offer on house number 2 and I'm waiting to hear back about house number 3.

You have to know what you can handle. I have looked past the "war zone" areas and comments and I see the numbers. If it works buy it.

 Newburgh town or Newburgh city?

@Jeff Filali In your experience thus far, what has been the most effective method of marketing?
