So I'm able to close right now on a co-op here in NYC and my rate lock on the mortgage expires next week.  However, the co-op association isn't allowing move-in's at this time due to the Coronavirus.

I know this is new territory, but would it be reasonable to ask to defer the closing until I'm allowed to move in? It's sort of unfair for me to close on it, pay a mortgage and HOA on a place which I can't even move into. The property is vacant as it's an estate sale. I'm currently renting and am on a month-to-month basis with the landlord who knows the situation.

@Jan Kutrzeba "Bad" is such a vague term nowadays... the only true "bad" areas are places which are run down ghettos that you see a lot in north philly, southwest philly, etc., where the murder rate it up there.   Cities like Allentown, Bethlehem, Easton don't see this sort of activity.   By the way, where about in Brooklyn are you?

If you were to have $100k in cash on hand, a W-2 I come from your Ft job of $100k/year, and have $0 debt.. How would you begin your real estate investing career?

What do you know now, that you wished you knew then?

I am a Corrections Officer on the infamous Rikers Island!

I'm just curious but in this rehab (as well as a lot of other rehabs), what is done with all the furniture in the house?

 Yes, and as long as late fees are paid, I would make $600 every year @ $50 per month.  Those behind-the-home-plate tickets at Nats Park are very pricey, and my tenants seem to have no problem funding my very expensive hobby. 

Bottom line.. Personally for me there is not difference between full payment on 1st of Month vs Full Payment + $50 by say 15th. Actually, I prefer latter. 

Being a Yankees fan is even more expensive :)
