Pennsylvania transfer tax is 2% of the purchase price. On most sales this is split evenly where each party pays 1% each. On many foreclosures or short sales they usually state up front that the buyer pays the 2%. There is a line on the Pennsylvania Association of realtors Agreement of Sale that says unless stated otherwise it is split 1% and 1%, but if you agree differently with whomever you are under contract with, you would fill out that section and then that is what would apply.

There should be an Tenant Occupied Addendum check marked on your contract. Then attach that addendum as part of your offer. Here in Pennsylvania that is right on the PAR contract, this then gives the seller 5 days to get you copies of the leases after you have an agreed upon contract to verify the terms of leases. The other expenses should be disclosed ahead of time, but this is a way to keep tenants personal info private until after they know the deal is solid, but gives you a way out if there is a misrepresentation on rents.

I am a investor and realtor in Lebanon County and also work with clients in Hershey/Palmyra/Hummelstown etc. If you have any questions about the area or would like to be sent listings, please dont hesitate to reach out to me and I would be glad to help. Alot of people live in Palmyra because its cheaper and commute to Hershey. It will be much easier to find a multi unit property in Palmyra than Hershey.
