what if you bought by scranton university and rented to college students? Would that be beneficial?

is there equity growth in scranton? The prices make me believe this but idk if i want to risk a buy. Any thoughts?

look into the fha 203k loan. Its still 3.5% down. So you can buy a distressed property 1-4 unit but i beleive you have to at the ARV into the 3.5% down payment as well i believe the bank will require a builder to do the work.

Or if you understand building like myself. Put all materials you buy on credit or get a private money loan from friends or family offering a reasonable % in return. Also remember the interest you receive on credit to buy material for your rental property is tax deductible along with the full cost of the project. Save all receipts and records for your tax professional

Remember when talking with your mortgage lender that the current lease(s) from tenants on the property can be put toward your dept to income ratio whether or not you have had landlord experience in the past. This can greatly improve your lending situation!

I bought two duplex homes using the va home loan. They were on 2 different tax numbered lots but both on the same deed. My lender was quickenloans beleive it or not.

Im actually trying to use a 2nd va loan the do the same scenario ive narrowed down another 2 duplex properties owed by the same individual but i do not believe they are on the same deed. Hence why im seeking info on this subject on BP!

Angie, thank you. NYC has very strict laws protecting tenants i see. I leased a apartment for 2 years in Bayside and the landlord was very careful when accepting me. Now i know why he asked for so much! Sorry to hear that happened to you. Ive been on google and from my research i don't beleive Pennsylvania is as strict. What do you think?

mathematically the cash for keys idea is a great financially. I never thought of that route. On the otherside you are on target with the emotional part.
