I'm so confused... do y'all do other insurance on top of homeowners policies on your short term and medium term rentals?  I had someone ask me today about how they get the same type of policy that they get with hospitable ... without having hospitable.  I don't use hospitable or any other combined booking engine other than VRBO and Airbnb.  It's so much work to use those other engines and I found them to be worthless for what I do.  Then does the insurance cover a mid-term rental?  I'm so confused as to if it is worth it.  From what I can tell the fees per booking are high and they don't really cover much other than those extras if I don't like the actual combined utility of the calendar maintenance of airbnb and vrbo.  If the same insurance does exist... then what is it ... because I truly don't want the hospitable or guesty route at this point.

Why is there not one website that can handle all STR MTR and LT instead hospitable says oh no you need us and an avail or other long term or you need 2-3 solutions you can't have everything in one solution. Are we not in the day and age of 1 solution? I mean why has this not happened? What is stopping two of these good companies from marriage avail seems like a great long term and hospitable seems decent but only if you use only short term and you never enter things on your own into calendars but if you do… don't switch because all data will be lost just like Hosthub. so in other words the solutions aren't solutions yet. I got rid of Hosthub within 5 minutes of the trial as it completely screwed up my Airbnb calendars, pricing, and listings. They then said I would have to still go on and modify any long term blocked calendars thus defeating the purpose of a good solution. I do not understand tech or apps but these techs are far behind :( how do I get something of actual value?

true but my current bank wants 30%... I was hoping for 10% or less

I'm looking at a 6 flex in Kansas City.  It looks like a ratio of 1.46.  I wonder if at 1.46 with zero down is that even possible to 100% finance?  I would rather fully fund it and have the reserves of income in order to add to my portfolio.  If I sell a home I could put up to 30% down however, I'd rather not tie those funds up and would rather have the reserves.

It’s horrible and be careful if you take the organization $$. Just read and understand. I took my tenant to court and won. He had not paid in 6 months. If I had gotten him to apply and I signed the paperwork, the money went to them to pay me.... I wouldn’t have seen it andddddd you sign for them getting 6 months before you can take to eviction court.

@Alex Olson that doesn’t include land and for that size with commercial below and restaurant rooftop... should be minimal wood.
