Get to an REI Meetup! They are a great place to learn from those who are doing it. Even if you just start asking about what they are up to and listen you will be in such a great place. If you know what you want to do then start sharing that at the meetings. You may come across some great opportunities.

I would say there are definitely deals to be made. You just have to be open to new solutions. Is there potential for making a basement mother in law? Adding a bedroom? Converting a garage?

Don’t go with a bank. Go Broker. Guild, Fairway, Evergreen Mortgage. Most don’t have extra layers of rules. Big banks and credit unions almost always have extra layers for their underwriting on mortgages.

Here is how I think... and I’ll be honest it is a little sad. Every dollar I set aside is worth 10-7 cents a year for the rest of my life. But a 3 year+ car with under 75k miles for 10k or under and drive it into the ground. As Dave Ramsey says “If you want to live like no one else you have to live like no one else.”
Typical insurance cost on triplex in this price range are about $70 a month depending on property type and risks. So no trees leaning over roof, flood zone, or flat roof type of thing. That is not including coverage for extra risk on renting. That could push it up to $100. I think $70 is safe though with reasonable coverage. You can go high deductibles and get lower cost though. This is what I tend to see though. What it is in your area?... Get a good local insurance broker and have them run some quick numbers.
