Is the property turnkey/rent ready? It looks like a decent deal to me given your goals. I personally always look for value add so that I have a lot of equity and can get my cash back. But for buying cash flow this looks to have good cash on cash and good cash flow. Insurance looks low and PM looks high, but maybe you are figuring the lease up fee into PM fee.
