Hi Connecticut Investors,

We're going to have a real estate investor meet-up on Wednesday December 2nd! @Travis Lloyd is going to be spearheading the event, and he is awesome and also incredibly knowledgeable (for those that don't know him yet).

If anyone has not attended one of these events in the past, I really recommend coming. They are a lot of fun and will allow you to network with exceptional investors in the state of CT. It's at a laid back setting - at a bar in Fairfield - and there is no public pitching and no cost, except whatever drinks/food you buy at the bar. 

(This questions comes up often:) So what's the hidden agenda??? There is none, we do it for the same reason you do it - to meet local investors and grow our network.

Our meet-up is usually the last Wednesday of the month, but because of Thanksgiving and Christmas we are doing a 'Holiday REI meet-up" and will reconvene on the last Wed of the month again in January.

KINDLY POST BELOW IF YOU CAN MAKE THE MEET-UP, IT IS VERY HELPFUL TO SPREAD THE WORD (please join if you're from Fairfield/New Haven/Hartford/Litchfield/Middlesex/New London/Toland/Windham).

I agree with both yours and @George Paiva's comments on the Waterbury market in general: I don't think as a whole it is in a good place, however, if you have a good grasp on the micro-market in Waterbury then you can do well.

It's very street by street and knowing your neighborhood. I would suggest hooking up with a good Realtor/broker.

Hi All,

Just want to give you a heads up that the next official Connecticut real estate meet-up will be the last Wednesday in January (1/27/2016) at Anna Liffey's in Fairfield. If people would like to get together between Thanksgiving and Christmas, feel free to respond to this post and maybe we can try to arrange some dates for an unofficial meet-up.

One last note, if people would like to put your name on a contact sheet so others can get a hold of you, please reach out and we will put one together.

On behalf of the group I would like to wish you and your families a wonderful Thanksgiving, holiday season and New Years!

Hi @Stephen Sokolow, I would strongly recommend speaking to a local broker/agent to find out true market value. 

Zillow and realtor.com do a great job for a frame of reference - but there are flaws. For starters, is the house fully renovated, or is it a total disaster? That can easily swing the value over $100K in our farm area. Then there are some crappy streets right next to good ones, horrible neighbors, new changes taking place, and other things that can affect the value of the house that Zillow might not know about.

Just as an example, we renovated a house and a commercial building was going up behind ours and this had a bigger impact than we would have thought on the sales price when we went to sell. I am not sure if Zillow is so micro-focused for each local market that they would take this into account.

A good broker/agent on the other hand that is familiar with the market might know every street in the town.

@Tony Velez, agreed with @Michael Noto. We bought properties in the middle of evictions and we had our names transferred as the new owner.

We use a law firm that only does evictions, so they are quite knowledgeable in the area - glad to give you the name if interested (please PM me).
