Hey Andris, I'm in Northern VA also. Looking to buy a rental in Norfolk area. Did you end up getting a property there?

Hi BP, I'm 24 and planning on getting my real estate license but I want to work more in the commercial side rather than residential. Mainly because I want to learn the industry so that I can successfully invest in commercial real estate in a few years once I actually have some money to invest. Any tips on how to get in with a commercial real estate brokerage? Should I start trying to shadow others before getting my real estate license, how can I bring value to their team without having much experience already?

 Well being that I'm a complete noob also I'll just share with you what I've been doing. I started off like you just listening to podcasts and reading a few books here and there, but now I've been getting more serious about purchasing my first property. The first thing I did was set a goal. My goal is to save up and buy my first investment property in 2022. 

After you have your goal start to break it down into smaller steps you can take to get there. For example I live in an expensive area so my main task lately is I've been researching new markets that I can afford to invest in. 

Another big step is to start networking, both in the forums and in person by finding local real estate meetups. 

So general advice, just set a goal and make a plan! Hope this helps!

Hi John! I am a newbie investor from Northern Virginia, and have been looking for more affordable and cash flowing markets in Virginia to invest in, and wanted to look into Norfolk. I'm curious if you would or would not consider Norfolk for further investments since that is where you currently are?

You should consider house hacking, pretty much the best of both worlds. You can buy a house with only 3.5% downpayment if you plan on living there for at least a year. While simultaneously renting out spare rooms or basement of that house to help cover the mortgage, essentially living for free.

Hi BP community! I am a new investor looking to buy my first rental property. I want to buy a property below market value and it seems the best way to do that is find one that needs some work. My biggest concern is that I do not have any contractor or handyman experience, so I have no idea what I'm really looking at in terms of what needs to be done and how much it will cost. Any advice for learning about the rehab process and how to estimate costs? And any general rules of thumb?

Hi BP community! My name is Jonathan, I've just graduated college and my goal is to save up enough money over the next year to buy my first rental property. I am looking to invest in small multi-family (2-4 units) in lower cost markets throughout Virginia, specifically Richmond, so I have been learning about long distance real estate investing. While I'm saving up money I am working to start building a team so that when I have the money and the right opportunity arises I can take action. Would love to hear any tips about getting started! Looking forward to connecting with you all more!
