Other than an LLC, what's the best way to protect yourself and your assets when you have a rental property? I am a resident of Los Angeles, CA - and am in the process of buying my first rental property here. I'd like to hear of some ways, aside from LLC, where investors protect themselves from potential lawsuits/headaches.

@Jonathan Greene I understand what you mean in terms of the seller listing the price to accommodate both the listing agent and buyers agent. But if I wanted to make my offer lower than the asking price, wouldn't that offer look more attractive to the seller since he won't have to pay that additional percentage, thus them considering my lower offer?

Hey guys,

I'm trying to buy a property here in LA where I live as a rental (rental in LA? Yes I know, I'm crazy). I am unrepresented, so I am not working a realtor. Someone recommended putting an offer in on the place and telling the selling agent that I would like to do a single agent transaction. The idea being that the seller would not have to pay for my buyers agent's commission, thus making my offer stand out a bit stronger than others. Does anyone have experience doing this? Is there anything I need to be aware of, or make sure of if I decide to go through with this? This would be my first property, so I want to make sure I don't get screwed in someway that I wasn't aware of.

Would you rather use extra capital to put a higher down payment (30%-40%) to produce more cash flow each month on one or two properties, or put less (15%-20%) and buy four to six properties?

Hi all,

This will be the first time I will be in contact with a Lender to get the pre-approval process started. I wanted to request some guidance on what questions I should be asking. And how to determine whether or not the lender is a good fit for me or if I need to continue to shop around. Hi all,

I’m curious to know if anyone on here has experience with companies who rehab undervalued properties and sell them to investors? Personally, the idea of having a turnkey property that has already been rehabbed/added value is attractive. The few that I’ve looked into also have a team that manages the properties.

Just wanted to reach out and get some thoughts/see if anyone has experience with these kinds of companies. Feedback is appreciated!
